O'ahu Home Sales Steady While Condo Activity Picks Up

 

According to HBR's latest report, the Oʻahu housing market saw median sales prices rise modestly as properties spent more time on the market.⁠

Single-family home sales were flat year over year with 261 transactions, and the median sales price rose 5.7%  to $1,162,500. The median days on market for single-family homes was 26 days, 10 days longer than last October. Active inventory was up 4.6%, ending the month with 775 active SFH listings.⁠

 

The condo/townhome market saw modest gains as sales increased 9.4%  and the median condo price ticked up 1.9% to $535,000. Condos spent a median of 44 days on the market in October, 18 days longer than the same time last year. Condo inventory rose 19.6%  year over year with 2,341 active condo listings. ⁠

 

October 2025 Report also shows:

  • Although average mortgage rates trended lower throughout October, buyer activity showed only slight movement. Contract signings rose 4.0% in the single-family home market and 1.3%  in the condo market, with 260 and 323 pending sales, respectively.
  • Sellers were slightly more active compared to last October, with single-family home listings rising 3.7% year-over-year to 309 and condominium listings gaining 7.4% to 641.
